What OmniSpect does.

OmniSpect records inspections in the field and turns them into defensible evidence for the office, the policyholder and the adjuster. Three applications on one codebase: a field app for inspectors (installable web app and native iPad app), a back-office web app, and an API with a shared database. Every screenshot below is the shipped product on demo data.

Design rule carried throughout: the screen never says what the record does not. Readings are append-only, every photo carries a hash and provenance, unmeasured areas are shown as unmeasured rather than clean, and every AI output is a proposal a person accepts.

Floor plans

One plan per floor, drawn or scanned, shared by every other feature.

  • Floor-plan editor with rooms, doors, windows, lines, shapes, text, symbols, shading, undo, grid, zoom and imperial or metric units; wall dimensions drawn to scale.
  • LiDAR room capture on iPad Pro (Apple RoomPlan) producing a to-scale plan with walls, doors and windows and a 3D model; whole-floor capture across several rooms in one session.
  • LiDAR plans arrive as unverified drafts until an inspector confirms them; the office shows the draft badge.
  • North arrow on every plan: set by dial or compass assist, pre-filled from a steady compass reading at LiDAR scan start, applied to all floors in one tap. Unset plans show "North not set" on every surface rather than a guessed arrow.
  • Room rectangles link to room records so readings, samples and air results attach to the right room.
  • Reading stations, finding pins, equipment placement and drying-chamber polygons all sit on the same plan.

Moisture readings and psychrometrics

Readings follow IICRC S500 practice and are never overwritten.

  • Reading stations with scale labels: %MC on wood, WME reference on non-wood materials, REL for non-invasive meters, with plausibility limits per scale.
  • A dry standard on unaffected material of each type is required before the first probe; every probe reports its variance to the dry standard.
  • Re-probing a station appends a dated sample; the full history stays on the station and drives trend charts and the as-of date scrubber.
  • Surface tagging (floor, wall, ceiling) so heat maps only tint what was measured; bounded interpolation, un-tinted means unmeasured.
  • Each reading captures material surface temperature and room air temperature and humidity; the app derives dew point, grain depression, vapour pressure differential and drying direction.
  • Meter photo capture with on-device text recognition that proposes the value; the technician confirms on a keypad. Photos are stamped with date, station, value and material.
  • Thermal imaging pins and infrared readings alongside moisture stations.
  • Exterior reference readings by meter or by weather autofill (labelled as a weather source, never a measurement); unaffected-area and HVAC references.
  • Heat-index worker-safety warning from site temperature and humidity.
  • Moisture map with heat layer, station list, day-by-day scrubber, equipment markers and wall dimensions; 3D view of the floor with walls, stations and heat.

Drying management

Chambers, targets, alerts and equipment through the whole drying job.

  • Drying chambers defined by rooms and class, with volume from plan polygon, dimensions or LiDAR; lifecycle from setup through stabilisation, drying and dry-confirmed; dry time that excludes stabilisation.
  • Affected-area entry per room (wet floor percentage, wet wall length, wet ceiling percentage) with class suggestion and air-mover reference count per S500.
  • Drying goals per material as a typed target or dry standard plus variance; goal variance shown on every station.
  • Equipment inventory: LGR, refrigerant and desiccant dehumidifiers, HVAC, air movers, air scrubbers, heaters; placement on the plan, running status and daily readings.
  • Rule-based drying alerts: dew point differential, condensation risk, temperature and humidity range, low or negative grain depression, undersized equipment, air movers below reference. Severity, acknowledgement and resolution notes.
  • Equipment energy report from run hours and rated draw.
Drying charts by room on the field app: per-station trends for the laundry room, master bedroom and living room plotted against the drying goal and dry standard.

Air sampling and laboratory results

Lab results attach to the sample; the plan shows the room's air at a glance.

  • Air, swab, tape and bacteria samples per room with cassette ID, location, notes and configured pricing.
  • Lab result per air sample: total spores per cubic metre, per-taxon counts or presence, outdoor reference cassette, lab name, report number, certificate PDF.
  • Lab report import from EMSL air certificates (PDF) and CSV exports: each cassette is proposed beside its source line, matched to the field sample by printed ID, and confirmed one by one before anything saves.
  • Air heat map: whole rooms tinted from the worst qualifying sample as of the selected date. Green below 500 spores per cubic metre with no Stachybotrys and no Chaetomium; amber 500 to 1,499 or any taxon above the outdoor reference; red at 1,500 or above or either marker taxon at any count. Untinted rooms are unmeasured.
  • Every screen and export carries the label: air screening bands, not a health or safety standard.

Fire and smoke scope

A documented restoration scope for fire and smoke losses. Scope only; OmniSpect does not determine origin or cause.

  • Soot level, odor intensity, restoration action and unaffected reference points recorded on the plan: severity, residue type by fuel, dry or wet smoke, and restorability wording.
  • Fire scope layer on the moisture map and a Damage Scope tab in the evidence package.

Reports and deliverables

One dataset builder feeds every format so screen and document never drift.

  • Drying Evidence Package: a single self-contained HTML file for adjusters with moisture map, 3D view, drying charts, job sheet, media, damage scope, moisture stations and air samples; day-by-day scrubber; SHA-256 fingerprint in the header; makes no network connections.
  • Client PDF report from the field app with cover, floor plans with numbered photo pins, rooms, samples and findings; server-rendered PDF and Word reports from the evidence dataset; Excel workbook of stations, readings with psychrometrics, chambers, equipment energy, references, quality checks and visits.
  • Findings PDF for the customer with appended lab certificates; project export ZIP with billing CSV; evidence ZIP with originals and a hashed manifest.
  • Policyholder page reachable by link for information capture, with imported submissions tracked.
  • Every office export is logged with who, when, room count and photo count.

  • Kanban board of projects by status; project detail with roster, check-ins, rooms and notes, floor plan viewer with air layer and north badge, protocol, totals, findings, spatial evidence and air samples.
  • Scheduling calendar by inspector (day, week, month, agenda, print) with conflict detection; assignments and unseen-assignment notices in the field.

Projects, jobs and perils

Project setup and classification.

  • Projects with number, address, client, contact, inspection type, status workflow (scheduled, in field, submitted, under review, revisions requested, ready to bill, closed) and completion sign-off.
  • Jobs group inspections for one claim or engagement; clients hold property owners, carriers and managers.
  • Peril set per project: water, fire and smoke, mold, structural. Water source and category (Category 1 to 3) recorded per IICRC vocabulary: envelope breach, flood, pipe, roof leak, sewage, suppression, appliance, groundwater.
  • Structural losses documented by element, observable extent and point of water entry, without repair scope or safety judgements.
  • Revision requests from the office to the field, with resolution tracking.

Field capture on iPad, online or offline

Everything on site is written to the device first and synchronised when service returns.

  • Offline-first storage with a persistent sync queue, automatic retry on reconnect and a visible failure detail so the inspector can retry or wait.
  • Rooms with notes, damage type, materials affected, area of damage, wall assemblies, photos and samples per room.
  • Photo capture with date, location and inspector stamping, gallery backup on device, and hosted originals with SHA-256 hash and provenance (app-captured or customer-supplied).

Spatial Evidence Mapping beta, per-user switch

Readings placed in three dimensions on the actual wall or floor.

  • Augmented-reality sessions on the iPad that place moisture readings, suspected sources and migration paths on real surfaces with a mandatory classification: observed, measured, projected, suspected or verified.
  • Relocalisation on a return visit from printed reference targets and a saved world map; a re-probe within 10 cm chains to the earlier reading so drying at the same spot is tracked over time.
  • Uncertainty radius and quality band on every marker; projected and suspected geometry is always labelled and shown with a concealed-conditions disclaimer.
  • Room scan from the same session feeds the floor-plan pipeline so plan and 3D readings share one coordinate frame.

Findings, protocols and standards

Communications

  • Voice and video calls between inspectors on a project, to designated key inspectors anywhere in the company, and with the office, over Cloudflare Calls with role-scoped sessions.
  • Role rules enforced on the server: on-site inspectors call key inspectors; key inspectors call each other, any assessor and the office; office staff call key inspectors and any assessor. Any employee can be made a key inspector by the office.
  • Ringing with the app closed through Apple VoIP push and CallKit; incoming-call banner in the office; outside key inspectors by expiring guest link.
  • In-call live captions, camera recovery after interruption, opt-in recording with consent from everyone on the call, and remote-guidance notes labelled and attributable.
  • Office-to-field messaging with broadcast and direct messages, project context, read tracking and audit export.

Security, tenancy and auditability

  • Field devices are linked to a workspace and every project route verifies ownership; office users authenticate through Clerk and are scoped to their organization; automated tests cover cross-workspace denial.
  • Media served only through tokenised, revocable links; lab certificates and evidence files under per-sample or per-finding keys.
  • Append-only readings and spatial markers; soft deletion of media with a trace; export log; organization activity log for invitations, membership and translation edits; call sessions with participants, consent and guidance notes.
  • AI use is limited to text proposals, metered per workspace per month; every interpreted number is deterministic code with unit tests.

Does it work offline?

Yes. Everything on site is written to the iPad first and synchronised when service returns, with a persistent queue, automatic retry and a visible failure detail so the inspector can retry or wait.

Is an iPad required?

The field app runs on iPad as a native app and as an installable web app in any modern browser. LiDAR scanning and spatial evidence need an iPad Pro or iPhone Pro with LiDAR. The office runs in any modern browser.

Does OmniSpect export to Xactimate?

No direct Xactimate export today; OmniSpect exports PDF/Word/XLSX evidence packages your team can use alongside estimating tools.

Who owns the data?

Your organization does. Devices are linked to your workspace, every project route verifies ownership, media is served only through tokenised, revocable links, and you can back the whole organization up to Google Drive or Dropbox as a JSON snapshot. See the data processing agreement.

Is there a Spanish interface?

Yes. The field and office apps run in English and Spanish, and protocol templates can be translated into English, Spanish, Simplified Chinese, Vietnamese, Arabic and Tagalog with an edit history.

Is there a pricing minimum?

Field seats are $59 a month per named inspector, the first two office seats are free, and the company minimum is $149 a month. Details on the pricing page.

Which lab report formats can be imported?
